Commercial Metal Roofing Systems

Commercial Metal Roofers in Traverse City, MI

Metal roofing on commercial buildings is a long-term investment that pays for itself. When you're looking at a roof that needs to protect your business for decades without constant maintenance and repair calls, metal is hard to beat. We install commercial metal roof systems on everything from wineries on Old Mission Peninsula to warehouses off South Airport Road.

Why Commercial Metal Roofing

For business owners and property managers, the decision usually comes down to lifecycle cost. Here's why metal keeps winning that calculation:

  • 40-70 year lifespan -- A properly installed commercial metal roof outlasts two or three membrane roofs. Over the life of the building, you're spending less.
  • Low maintenance -- No membrane patches, no re-coating, no seam repairs every few years. Annual inspections and occasional fastener checks are about it.
  • Snow performance -- Critical in Traverse City. Metal sheds snow instead of accumulating it, reducing structural stress and the risk of collapse on large-span buildings.
  • Energy efficiency -- Reflective coatings (cool roof rated) can lower cooling costs. In winter, a well-insulated metal roof system keeps heat in better than you'd expect.
  • Insurance advantages -- Many insurance carriers offer lower premiums for metal roofs due to their fire resistance, wind ratings, and impact resistance.
  • Curb appeal -- A clean metal roof gives a commercial building a sharp, modern look. That matters for retail, restaurants, and wineries where appearance drives business.

Commercial Metal Roof Systems

Standing Seam

Standing seam is the standard for commercial metal roofing. Panels interlock at raised seams with all fasteners concealed. The panels float on clips, allowing thermal expansion and contraction without stress on the fasteners or structure. We install 24-gauge and 26-gauge steel panels in a range of profiles and colors.

Standing seam is ideal for retail, office buildings, wineries, breweries, and any commercial property where appearance and performance both matter. It's the system we recommend for most commercial projects.

Exposed Fastener (R-Panel / PBR Panel)

For warehouses, agricultural buildings, storage facilities, and other commercial structures where budget is the primary driver, exposed fastener panels are a practical choice. They cost less than standing seam, install faster, and still give you decades of service. The panels are through-fastened with gasketed screws that provide a weather-tight seal.

The maintenance consideration with exposed fastener systems is that the rubber gaskets on the screws will need inspection and occasional replacement over the life of the roof -- typically every 15-20 years.

Metal Retrofit Over Existing Roof

In some cases, we can install a new metal roof over an existing flat or low-slope roof using a sub-framing system. This avoids the cost and disruption of a full tear-off, adds insulation, and gives you a sloped metal roof that sheds water and snow. It's a particularly good option for older commercial buildings with chronic flat roof problems.

Commercial Applications in Traverse City

We've installed commercial metal roofs on a variety of building types across Northern Michigan:

  • Wineries and tasting rooms on Old Mission and Leelanau Peninsulas
  • Retail and restaurant buildings in downtown Traverse City
  • Warehouse and industrial facilities in the Garfield Township corridor
  • Agricultural buildings and equestrian facilities
  • Multi-bay commercial condos and strip retail
  • Municipal and government buildings

Project Planning for Commercial Metal

Commercial metal roofing projects require more upfront engineering than residential jobs. Panel layouts need to account for thermal movement, structural attachment points, and snow load distribution. We handle:

  • Structural assessment to verify the building can support the metal system
  • Panel layout and engineering to minimize waste and optimize drainage
  • Snow retention systems sized for the building and local snow loads
  • Transition details where metal meets other roof types, walls, or equipment curbs
  • Coordination with HVAC, electrical, and plumbing contractors for roof penetrations

If you're considering metal for your commercial building, we'd be glad to walk the roof with you and talk through the options. We'll give you a clear comparison of systems and pricing so you can make the right decision for your property.
